Once you have made the commitment to move
forward and sell
your home, it is time to let the world know! Depending on the area in which you live, the
internet is a great tool for selling your
home. You can hold open houses on weekends,
use directional signs to point home
buyers to your home. You could put a
brochure box in along with your yard sign.
If you decide to put an ad in the newspaper,
make sure it refers to the website your ad

If you are adamant about selling your home yourself, be
prepared for real
estate agents who call you and want to
list your home. Many will call with the
pretense
of having a buyer or simply wanting to preview your home
for a
potential buyer. Some of the agents may have an
interested buyer, but many
do not and are simply looking
for a way to have an appointment with you to talk
about
listing your home.
Assemble
utility expense records, such as total yearly heating
costs or monthly
budgets for the buyers inspection. If you are including any appliances in the
sale price of
your home, you should keep warranties and instruction
booklets
in the same file.
A word about open houses. If you choose to host open
houses, they should be
on Saturday and/or Sunday from
about noon to 4:00 pm. That is the time most
prospective homebuyers are out driving around looking
for homes with their
families.
Common Sense
To
ensure your safety, remember to remove keys,
jewelry and other valuables
from the home during
showings.
Gather manuals and warranties on appliances in
the home.
Make
a list of items to be excluded from the sale of
the home and whenever
possible, remove
them from
the property. (For example, a hot tub may look
as
though it is part of the home, but
may not stay with the home.)
Caution! If
you are not exactly sure of the boundary lines, do not
attempt to represent their location to the buyer.
Todays' consumer protection laws are very specific.
Prepare property information. Consider hiring a
surveyor to mark the boundaries of your property.
This will not only show consideration, it will be an
effective sales tool.
